Summerhouse Conversion into Games Room / Workshop

As far as I understand it you don't need planning permission for a non permanent structure which is anything that doesn't need foundations or a concrete base laid.

Amongst other things like not taking up x % of ground space.
 
the eves have to be 2.2m or less ( mine are 2.1)
Total height not more than 3.8m as i remember... not exactly sure, but i did check and mine is under
its on a deck, not concrete foundations ... so all good
 
Are you sure about 3.8m? - my understanding is that it was 2.2m period - -anything- above that required PP. My room is 2.19 :)

Also anything that is to be used as a bedroom needs PP. And yes there is a ground space limitation also. No disrespect to anyone intended but if my neighbour built something that was 3.6m tall - I'd be all over it to ensure it didn't happen! :) same with an eyesore of a container in the garden :)

Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

  • No outbuilding on land forward of a wall forming the principal elevation.
  • Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
  • Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwellinghouse.
  • No verandas, balconies or raised platforms.
  • No more than half the area of land around the "original house"* would be covered by additions or other buildings.
  • In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres.
  • On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
  • Within the curtilage of listed buildings any outbuilding will require planning permission.

So 2.5 if near a boundary - which explains why I thought it was that for everywhere :)

4 with a pitched room 2.5 for eaves.

mine falls within all of these requirements

The cows next door to me don't complain about my container but I understand that some people wouldn't like it!
