For a leasehold I'd go full beans lawyer. So many possible gotchas.

Like you say David, I think it’s borderless. I can highly recommend the guy I’ve used every move since 2005. Used for lease and freehold purchases. I don’t think he’s retired!! Andy Tawell from a firm called Baites Wells and Braithwaite in Ipswich.
